What is mortgage underwriting automation software?

Mortgage underwriting automation software reads the loan file, calculates qualifying income, verifies assets, clears conditions and checks the appraisal, so the underwriter starts with the reading done. Ocrolus, Docsumo, Candor and Infrrd extract and analyze documents. Truv, Argyle and Blend supply verified income, employment and asset data from payroll and bank sources. Uptiq layers agents over an existing LOS, and Vesta is an LOS with agents built in. MightyBot pre-screens the file under your written policy and delivery-eligibility rules, with every finding tied to a document page and every rule versioned.

How we compared

Every tool was compared on five things an underwriting leader needs:

  1. Documents read. Which loan file documents the tool reads, or whether it sources data directly from payroll and bank systems instead.
  2. Income and assets. Whether the tool calculates qualifying income and sources assets, and under whose rules.
  3. Evidence. How findings tie back to documents: source links, confidence, discrepancy checks against the 1003.
  4. GSE and AUS. Stated integration with DU, LPA, Day 1 Certainty or AIM, and representation and warranty relief.
  5. LOS fit. Named LOS integrations and whether the tool replaces or sits beside the LOS.

Fannie Mae's Income Calculator and DU validation pages returned access-denied to automated readers and Tidalwave's site returned a bot challenge, so neither is assessed. Freddie Mac's AIM and free Income Calculator are GSE services rather than vendors; Zeitro's free income calculator reads pay stubs, W-2s and VOEs and states that its agent does not make credit decisions. ICE has no Encompass AIQ page on its current site.

What each vendor says it does

Quoted from each vendor's own product page, read on September 17, 2026. Where a page does not mention a capability, we say so rather than guess.

Candor Technology

Candor says "CandorDI ingests any mortgage document, classifies it automatically, extracts structured data with precision, and validates it against your loan file," and that IncomeClarity "delivers deterministic, GSE-compliant income analysis for W-2, self-employed, gig, and mixed-income borrowers." It offers full automated decisioning on conventional, FHA and VA IRRRL loans, and states "Every decision is logged, auditable, and defensible," backed by a Lloyd's of London rep-and-warrant defect policy.

The page does not state pricing or name third-party LOS integrations.

Ocrolus

Ocrolus will "Transform bank statements, pay stubs and tax forms into decision-ready income data," "Automatically create and clear conditions to speed up underwriting," and resolve discrepancies between documents and Encompass 1003 data. It states income outputs are "eligible for Freddie Mac and Fannie Mae representation and warranty (R&W) relief," and has "Direct integration with Encompass."

The page does not state pricing.

Docsumo and Infrrd

Docsumo "processes every file in a loan package (bank statements, W-2s, tax returns, pay stubs, VOEs)" and lists Encompass, Salesforce and nCino among "Common integrations." Infrrd's Mortgage Ally "normalizes earnings, averages variable income, flags deductions," and its QC product does "Side-by-side comparisons of LE, CD, and title docs done for you."

Neither page states pricing or a specific AUS integration.

Blend, Truv and Argyle

These are verification-data providers rather than document readers. Blend describes itself as "a Fannie Mae and Freddie Mac Asset and Income report supplier." Truv states "Truv is an approved verification vendor for both Fannie Mae and Freddie Mac" and publishes pricing starting at $50 per verification. Argyle will "Automate income, employment, and asset verification for mortgage" and is "an authorized supplier for both Fannie Mae and Freddie Mac programs."

They reduce document collection; they do not read the rest of the file.

Uptiq and Vesta

Uptiq describes "an operating layer over your LOS, core, CRM, and KYC systems, with 100+ native integrations," computing qualifying income and checking flood and insurance evidence against closing dates. Vesta is an LOS whose agents "Clear conditions and review closing packages," run AUS, and connect to Fannie Mae and Freddie Mac.

Neither page states pricing.

It depends on the gap. For income analysis and condition clearing inside Encompass, Ocrolus is the most fully described. For automated decisioning with a repurchase-defense policy, Candor. For replacing document collection with source data, Truv, Argyle or Blend. For a consistent pre-screen under your own guidelines and overlays, with every finding tied to a page, MightyBot.

Can AI replace the automated underwriting system?

No. DU and LPA return the recommendation lenders deliver against, and Fannie Mae says a resubmission that results in an ineligible recommendation may not be delivered. Automation tools read the file and prepare findings that map to AUS conditions and lender overlays; the AUS and the underwriter remain in the loop.

Which tools offer representation and warranty relief?

Ocrolus states its income outputs are eligible for Fannie Mae and Freddie Mac R&W relief. Blend, Truv and Argyle state approved or authorized supplier status with both GSEs. Freddie Mac says eligible loans may receive R&W relief when leveraging verified income and asset data through AIM.

How should distributed underwriting teams get consistent?

Write the checks down as rules, run the same rules in the same order on every file, and record the version that applied. A tool that only extracts data leaves consistency to each underwriter; a tool that runs your policy makes the process the same in every branch.

What should the audit record contain?

For every value the source page and confidence and any human edit; for every rule the version, inputs and result; for the decision the approver and timestamps. Ask a vendor to replay one file from documents to memo in that order.
